Hawaii VACATION RENTAL
TERMS & CONDITIONS

*Please read all terms carefully before making a reservation.


IMPORTANT: Please read this document in its entirety before completing your reservation. By proceeding with your booking, you confirm that you have read, understood, and agreed to all terms stated herein. If you do not agree to any part of these terms, you will not be able to complete your reservation.

【PLEASE READ FIRST】

Vacation rentals offer a unique opportunity to 'live like a local' during your travels; however, they operate differently from hotels. This property is a privately owned residential condominium used as a vacation rental. As such, please be aware of the following before booking:

 

  • Check-in, check-out, and all in-unit operations are self-managed by guests. No front desk or concierge staff will be present.

  • Luggage storage before check-in or after check-out is not available.

  • Amenities follow American standards and are kept minimal. Items such as toothbrushes, slippers, razors, and hairbrushes are NOT provided. Please bring your own personal care items.

  • No housekeeping, towel exchange (2 towels per person provided at check-in), amenity restocking, or equipment rentals are provided during your stay.

  • Hotel-style services such as laundry services, supply distribution, or children's equipment rental are not available.


Please also note that buildings vary. Some may not have shared amenities such as pools or parking facilities, and not all buildings have 24-hour security. Many buildings in Waikiki are approximately 40 years old, and age-related maintenance issues (elevator malfunctions, plumbing problems, etc.) may occasionally occur. We appreciate your understanding.

 

【1. RESERVATIONS & CANCELLATIONS】

  • Your reservation is considered confirmed only when all of the following steps have been completed:

    -Guest information registration (full legal names of all guests)​

    -Full payment of accommodation fees

    -Submission of valid government-issued photo ID​

    -Agreement to these Terms & Conditions​

  • All payments are made in US Dollars (USD). If you are using a credit card issued outside of the United States, please be aware that your card issuer may charge international transaction fees, and the exchange rate may result in a higher charge in your local currency than the USD amount. These charges are set by your card issuer, not by us. Please contact your card company for details.

  • Once a reservation is confirmed, no cancellations, modifications (including date or guest count changes), or refunds will be issued for any reason. Please review all details carefully before submitting your reservation.
     


【2. ACCURATE GUEST INFORMATION & IDENTITY VERIFICATION】

  • For security purposes, guest information is shared with the building management company. Any discrepancies in the information provided (names, number of guests, etc.) may result in denial of check-in or removal from the property during your stay. No refunds will be issued in such cases. Please ensure all information is accurate.
     

【3. CHECK-IN & CHECK-OUT】


  • Both check-in and check-out are self-service. No staff will be present to assist.
    Check-In Time: 4:00 PM or later (self check-in)
    Check-Out Time: By 10:00 AM (self check-out)

  • Detailed check-in/check-out instructions will be sent to you in PDF format a few days before your arrival. Please ensure you can open the file before you depart for Hawaii and save it to your phone or device. Connectivity issues after arriving in Hawaii may prevent you from accessing the file.
     

【4.KEY & SMART LOCK MANAGEMENT】

  • Depending on the building, a key fob or dedicated key may be required to access the building entrance and/or elevator.
    -Lost key fob/key: A penalty fee of $200 USD will be charged for replacement.
    -Lockout (unable to enter building due to lost key): A staff dispatch fee of $100 USD will apply for assistance. Please note that immediate response may not always be possible. Wait times of several hours may occur, and after-hours assistance may not be available.

  • Please handle all keys and access devices with care.
     

【5. PROHIBITED CONDUCT】

   The following are strictly prohibited on the premises:

  • Excessive noise or disturbances: Per City of Honolulu ordinance, Quiet Hours are enforced from 10:00 PM to 7:00 AM. Loud noise and disruptive behavior during these hours are prohibited.

  • Hanging laundry on balconies: Honolulu city ordinance prohibits drying laundry on balconies within Waikiki for aesthetic and regulatory reasons.

  • Smoking (including e-cigarettes/vaping) inside the unit or anywhere in the building

  • Parties or large gatherings

  • Any illegal activities

  • Pets of any kind

  • If any of the above violations are confirmed, guests will be required to vacate the premises immediately with no refund for any remaining nights. In the event of a complaint or report from neighbors or other residents, we reserve the right to enter the unit for verification without prior notice.


【6.NOISE & ENVIRONMENTAL CONDITIONS】

  • Waikiki is a busy urban tourist destination. Environmental sounds such as traffic, events, street performances, and late-night pedestrian activity are common and to be expected.

  • Additionally, renovation work in other units, maintenance in adjacent or upper-floor units, and inspections or repairs in common areas (hallways, elevators, etc.) may occur inside the building without advance notice. Construction or road work in neighboring buildings or streets may also take place unexpectedly, causing noise or vibration.

  • These conditions are beyond our control and prior knowledge. No compensation or refunds will be provided for noise or disturbance-related inconveniences during your stay. Please book with this understanding.
     

【7. TRASH DISPOSAL & PEST PREVENTION】

  • Due to Waikiki's warm tropical climate, small insects (including ants and cockroaches) may occasionally appear indoors and outdoors. The building management conducts regular pest control treatments; however, complete elimination cannot be guaranteed.

  • To prevent pest issues, please ensure all food waste and perishables are sealed and properly disposed of. Do not leave food out in the open. The location of the trash disposal area will be specified in the check-in instructions sent before your arrival.
     

【8.  SHARED FACILITIES & LOUNGE ACCESS】

  • Depending on the building, shared amenities such as a pool, gym, or lounge may be available. However, access may be restricted without prior notice due to maintenance or building regulations. No compensation or refunds will be provided in such cases.

  • Some properties are located in "Hotel & Condo" mixed-use buildings. While the facilities themselves are shared, services provided by hotel staff—such as lounge access, linen exchange, or amenity services—are available exclusively to guests who have booked directly through the hotel. Vacation rental guests are not entitled to hotel staff services.
     

【9. DISCLAIMER REGARDING LISTING PHOTOS】

  • Listing photos reflect the property as accurately as possible; however, furniture arrangements, decorative items, and certain fixtures may change over time. If the actual appearance differs from the photos, no compensation or refunds will be provided.


【10. DAMAGES & LIABILITY FOR PROPERTY】

  • If any damage or malfunction is found inside the unit, please report it to us immediately. If damage is discovered after check-out without prior notification, the guest may be held fully responsible for all repair and replacement costs, regardless of cause.

  • In the event of building-related incidents such as water leaks to lower floors, the building management company may enter the unit in an emergency without requiring prior consent from the guest.

  • We and the property owner are not responsible for any damage, loss, theft, or injury to guests' personal belongings or persons arising from building-related incidents (e.g., equipment malfunction, water leaks, power outages). We strongly recommend that all guests obtain comprehensive travel insurance before their stay.

【11. BUILDING MAINTENANCE & UNIT ACCESS】

  • This property is located in a residential condominium building where regular building-wide inspections and maintenance work are conducted. This includes, but is not limited to, pest control, air conditioning inspections, fire safety checks, and plumbing maintenance.

  • As these operations are managed by the building management company, we may not always be informed of the exact schedule in advance. Such inspections apply to all units in the building, and building management staff may enter the unit using a master key even when guests are absent.

  • We will notify you in advance when possible; however, please understand that unit access for maintenance purposes may be unavoidable, even for non-emergency work. By completing your reservation, you acknowledge and accept this condition.

【12.POST-CHECKOUT INSPECTION】​​

  • If the unit is found to be in a significantly unsanitary condition, damaged, or contains excessive trash upon checkout, additional cleaning and/or repair fees will be charged based on the cleaning company's report after your departure.

  • Payment must be completed within 5 business days of the invoice being issued. Failure to pay within this period may result in legal collection proceedings using the information provided at the time of booking.

  • Any personal belongings left behind in the unit will be treated as abandoned and discarded. Please double-check all of your belongings before departing.

  • If a security deposit has been collected at the time of booking, a post-checkout inspection of the unit will be conducted. The deposit will be refunded within 7 business days of checkout, provided no issues are found. If any damage or violations of building rules are identified during the inspection, the applicable costs or penalty fees will be deducted from the deposit prior to the refund.
    Please note that the time required for the refund to appear in your account varies depending on your credit card issuer. For details on processing times, please contact your credit card company directly.

     

【13. LEGAL TERMS】

  • Limitation of Liability
    We are not liable for any accidents, injuries, illnesses, theft, disputes, or financial losses that occur during your stay, unless caused by our gross negligence or intentional misconduct. In the event of equipment malfunction or other property issues, we will make every effort to resolve the matter promptly; however, such incidents do not qualify for monetary damages.​​

     

  • Right to Terminate & Eviction
    In the event of a material violation of these Terms & Conditions—including but not limited to excessive noise, illegal activity, or providing false guest information—we reserve the right to terminate the rental agreement and require immediate vacating of the premises without the guest's consent. No refund will be issued for any unused nights remaining.

     

  • Governing Law & Jurisdiction
    All disputes arising from this rental agreement shall be governed by the laws of the State of Hawaii, United States of America, and shall be subject to the exclusive jurisdiction of the courts located in Honolulu, Hawaii.

     

  • Third-Party Liability
    If a guest's actions cause damage, inconvenience, or harm to other residents, building management, or any third parties, the guest shall bear full and sole responsibility. We accept no liability in such cases. This includes damage or complaints resulting from fire, water leaks, or excessive noise. Furthermore, if the guest's actions or negligence cause structural or property damage to the building, common areas, or third-party property, the guest shall be fully responsible for all resulting damages with no cap on liability.

  • Force Majeure
    
 In the event that a stay becomes partially or fully impossible due to natural disasters (typhoons, earthquakes, etc.), power outages, water supply disruptions, communication failures, pandemics, transportation disruptions, building equipment failures, or government-mandated measures, we are not obligated to provide refunds or alternative accommodation.

     

  • Non-Transferability of Reservation
    The right to stay at this property is granted exclusively to the registered guest and pre-registered accompanying guests. Subletting, lending the reservation to others, or re-listing the property on Airbnb or any other platform is strictly prohibited. Violations will result in immediate eviction without a refund.

By completing this reservation, I confirm that I have read, fully understood, and agreed to all terms and conditions stated in this document.​
